The Department of Planning has posted the Response to Submission (RtS) from the Stockland Consortium to the Waterloo Concept Plan. REDWatch has not had time to review the documents in detail. On issues that we thought might be of particular interest we note that:
a) The Social Impact Assessment and Social Impact Management Plan are still being worked on, but the response letter does provide a table analysing the comments, proposed changes and notes that give some indication of how the SIA and SIMP may be improved.
b) Stockland has not incorporated Council's proposal that George Street be opened up to McEvoy Street with a left in and left in the Concept, but continue to say it is possible. It wants to consult with the community to understand community views and will make any changes in the detailed Development Application for Stage 1.
c) Organisations and tenants might want to look at the retail demand letter. It argues that the reduction of non-residential floorspace will largely be accommodated by a reduction in supermarket floor space requirements due to the new Woolworths supermarket at 923-935 Bourke Street, Waterloo approximately 500 metres from Waterloo South, which will reduce the need for a full-line supermarket. Given the price differentials between Woolworths full-line stores and Woolworths Metro we think there will need to be a bit of clarification about how this change may impact affordability for low-income tenants.

In addition to our expert speakers, we have also been advised that Homes NSW and Stockland will both attend, so hopefully we get some clarification on air-conditioning in the new Waterloo South social housing.
Beyond YIMBY vs NIMBY
REDWatch is always looking for spaces that we can build common approaches, so we were happy to suggest a couple of names for a study that was being done by Amplify and RadicalXChange looking at where it might be possible to get common agreement on planning and density questions often polarised into the YIMBY v NIMBY debate.
That project has now been completed and the results have been made public.
